He oversees both Secondary Marketing and Asset Management — disciplines that have been extraordinarily challenged in the last 18 months. While the financial markets and our real estate investment industry have been strained over the past year due to Federal Reserve rate increases, the $4+B portfolio under Tiongson’s management has continued to perform extremely well, maintaining 60+ delinquency rates below 150 bps for 2023 — well below the industry average. This performance has been a driver to help Constructive maintain stable, reliable capital for our wholesale channel and their customers, expanding our client base, and ultimately generating loan growth of 112% in 2022 and nearly 5% in 2023 (when the industry overall contracted).

In addition to portfolio performance, Tiongson runs Constructive Capital’s secondary marketing, an operations function that has been critical to supporting the business’s growth in recent years. His leadership has helped the secondary marketing teams to continue to evolve yet maintain a consistent set of rules and manage deadlines. His team is driving automation while maintaining manual oversight and striking the proper balance.
