Zettra Goodman Waters is executive vice president of Corporate Operations at Freedom Mortgage, where she oversees post-closing, corporate funding, collateral audit, insuring and note validation functions that support billions of dollars in monthly mortgage production. Over a 26-year career with the company, she has advanced through eight promotions, helping shape operational strategy while supporting growth, innovation and leadership development.
Today, Waters leads a team of approximately 100 employees responsible for operational functions supporting an average of 8,800 loans per month across multiple lending channels. Over the past year, she has continued to focus on operational modernization through investments in technology, automation, workflow optimization and process improvement initiatives designed to improve efficiency while maintaining quality and compliance standards.
Under her leadership, post-closing operations achieved significant productivity gains, while insuring teams improved performance through cross-training, workforce development and process enhancements. These efforts helped strengthen operational scalability and position the organization to support fluctuating production volumes more effectively.
Waters is also recognized for her commitment to leadership development. Through initiatives such as Vision: Leading with Impact, she has helped create opportunities for mentorship, succession planning and professional growth throughout Corporate Operations.
