Charles Goodwin has grown through the ranks at Kiavi over the past decade, rising from a frontline sales representative to vice president, head of Bridge and DSCR Lending. Today, he oversees the full lifecycle of Kiavi’s bridge and DSCR loan business, leading approximately 250 sales and operations team members across origination, processing, funding, closing and draws.
Since stepping into his current role in April 2025, Goodwin has helped guide Kiavi through a record-breaking year. In 2025, the company funded $7.8 billion in loan volume, a 20% increase over the prior year. During that same period, Kiavi closed $1 billion in rated securitizations under the LHOME shelf, expanded into 17 additional states and became the first non-bank lender to fund more than 100,000 loans to real estate investors.
Goodwin brings a customer-centric perspective shaped by his own experience as a real estate investor. Through his personal investing business, he has flipped more than 50 properties in Northern California and built a rental portfolio in Texas. That firsthand knowledge informs how he coaches Kiavi’s teams and shapes the company’s approach to helping investors secure financing efficiently.
He remains closely connected to customers, meeting with them regularly to gather feedback and identify ways to reduce friction in the borrowing process. Goodwin is also active in the broader real estate investing community through industry groups, leadership programs and speaking engagements at national conferences.
His leadership continues to help Kiavi grow market share while improving the experience for the investors it serves.
What is the best piece of advice you have ever received?
“You need to decide.” Ambition is common, but discipline is not. While most people like the idea of becoming something more, they don’t always adjust their habits to match the vision. For Goodwin, that’s the dividing line. Goals mean nothing without aligned behavior. You either commit to the standard your ambition demands, or you don’t.
With this mantra as his guiding principle, it’s no surprise that he has quickly risen to a senior leadership position at one of the fastest growing leaders in real estate investor financing at only 34 years old.
