Ashley Bierwolf is helping reshape how lenders evaluate collateral risk by translating complex appraisal policy into scalable automation. As head of Collateral Policy at HomeVision, she leads the development of the policy intelligence that powers the company’s MIRA collateral underwriting platform.
Her work enables lenders to operationalize thousands of investor, GSE and lender policy requirements through automated review logic. Today, the platform processes nearly 15% of residential appraisal volume in the United States each month and is used by several of the country’s largest lenders and appraisal management companies.
Over the past year, Bierwolf led HomeVision’s industry-first readiness for UAD 3.6, the GSE-driven transition from static appraisal forms to a dynamic, data-driven reporting structure. She oversaw the creation of a new policy framework containing more than 800 automated compliance and review rules, enabling lenders to transition to the new standard without sacrificing speed or accuracy. HomeVision became the first appraisal review platform ready on the first day of UAD 3.6 limited availability in late 2025.
Bierwolf has also helped advance appraisal automation by incorporating artificial intelligence and computer vision capabilities into the MIRA policy engine. These tools analyze appraisal narratives, detect discrepancies in property condition and integrate MLS imagery into the review process, allowing lenders to complete collateral underwriting reviews in an average of seven minutes.
With more than 15 years in the valuation industry, Bierwolf continues to bridge deep appraisal expertise with emerging technology, helping modernize appraisal risk management across the mortgage ecosystem.
What is one habit that has helped you succeed?
One habit that has helped me succeed is approaching complex problems by breaking them down into clear, structured systems. In the valuation and lending world, policies, data, and real-world scenarios are incredibly nuanced, but when you translate that complexity into logical frameworks, you create opportunities for meaningful automation and better decision-making. At the same time, I try to stay grounded in the real-world impact of that work — while we are helping lenders manage risk, the choices we make ultimately affect borrowers and the neighborhoods they live in across the country. Keeping that broader perspective in mind helps me build solutions that are not only efficient and scalable, but also thoughtful and responsible.
