Nolan Carleton is senior vice president of Marketing and Communications at LIV Sotheby’s International Realty, where she has led a sweeping transformation of the company’s brand and marketing strategy across Colorado’s luxury real estate market. In less than two years, Carleton helped reshape the brokerage’s marketing approach across 12 regions and more than 20 offices, positioning the brand as both a market leader and a creative force within the industry.

Under her leadership, LIV Sotheby’s International Realty launched the award-winning Varsity campaign, a companywide initiative that unified brand voice, internal culture and creative strategy across more than 650 advisors and staff members. The campaign earned “Best Marketing Campaign” at the 2025 LRE Awards and became a defining example of how brand storytelling can strengthen both company culture and market presence.

Carleton also reimagined LIV Magazine into a lifestyle-driven editorial publication centered on culture, design and aspiration, while leading the development of the company’s Blueprint campaign, which balanced AI, technology and high-touch service through advisor-focused storytelling tools.

Beyond campaigns, Carleton restructured the marketing department into a more scalable, advisor-facing model designed to streamline workflows and support high-impact creative work. Her social media strategy generated significant growth in just 18 months, including a 106% increase in impressions, a 382% increase in video views and more than 2.6 million total impressions.
