Restb.ai is the leader in AI-powered computer vision for real estate, providing image recognition and data enrichment solutions that bring objective, scalable property insights to valuations and appraisals. Its technology automatically analyzes property photos to deliver granular, repeatable condition and quality intelligence — helping lenders, appraisal management companies (AMCs) and valuation firms identify collateral risk earlier, improve confidence in decisions and reduce manual review burden across appraisal quality control (QC) workflows.

Condition and quality adjustments remain among the most common and costly appraisal defects, in part because they are subjective and inconsistently applied. Restb.ai addresses this with computer vision that analyzes imagery from subject and comparable properties to generate standardized condition and quality scores, including decimal-level scoring and breakouts by interior/exterior and key areas such as kitchens and bathrooms. This enables automated detection of high-risk scenarios — missing adjustments, unwarranted adjustments and comparable selections that mask true condition differences — without relying on “stare and compare” manual review.

Restb.ai’s technology is available through nearly all major appraisal and valuation platform providers, enabling broad adoption across the ecosystem. In a study of 1,271 appraisals and 6,495 comparable properties, Restb.ai identified 33.6% of appraisals as high risk for improper or missing condition/quality adjustments, representing more than $27 billion in potential annual repurchase exposure when applied to annual volumes. In 2025, Restb.ai analyzed 4.7 million comparable properties, saved more than 70,000 hours of manual review time and scaled automated QC coverage by 360% — from roughly 12,000 valuations per month in 2024 to more than 55,000 per month in 2025.
