American Realty Capital Properties will offer to buy Cole Credit Property Trust III for $5.7 billion in cash and stock.

The goal is to create the biggest publicly traded real estate investment trust in the net lease sector — an agreement where the tenant pays property taxes, building insurance and maintenance in addition to rent.
