First American launches “most comprehensive” property research website

Company says DataTree is built on industry’s largest property database

First American Financial (FAF), a provider of title insurance, settlement services and risk solutions for real estate transactions, announced the launch of a new property research website, which the company said is “built to be the fastest, most comprehensive and easiest to use property research solution on the market.”

According to a release from First American, the new site, DataTree.com, is built on the industry’s “largest database of property and homeowner information and document images.” The company said that DataTree’s database will contain 99% of U.S. housing stock and include more than 5.5 billion recorded document images.

"Our extensive market research revealed that professionals have three priorities when choosing a property and mortgage information research solution: data quality, speed and ease of use, both in the office and on their mobile devices," said George Livermore, executive vice president, First American Data and Mortgage Solutions. "We created DataTree specifically to address these priorities and to deliver insight and flexibility that is superior to any other solution on the market."

According to First American, DataTree includes a feature called “Verified Record,” which the company says is a way to achieve “never-before achieved levels” of data verification.

First American said that DataTree’s Verifieed Record uses proprietary processing algorithms to access and verify public record information to verify a data record. When the data is verified this way, the transaction is designated as a Verified Record, offering an unmatched level of confidence in public record data, the company said.

First American also said that DataTree features a robust search function called FlexSearch.

“FlexSearch is a powerful new search engine that allows business professionals to conduct nationwide searches instantly for any name or phrase contained within billions of recorded land documents, such as deeds, judgments, liens and releases,” the company said in a release. “FlexSearch, a feature available only within DataTree, provides access to information that was previously unsearchable, including homeowner’s association names, attorney names or the names associated with a loan.”

The site itself carries the tagline “Real estate research. Reinvented.” The site’s home page also lists its current level of data access.

The site states that it boasts 99% of the nation’s assessor data; 95% of the nation’s parcel boundaries; 94% of the deeds and mortgages; 94% of the releases, assignments, foreclosures and subordinations; 85% of all recorded document images; and 82% of all MLS data.
