HousingWire teamed with BuildZoom to identify the suburbs in major metros with the best home value appreciation.
Using the data from Zillow (Z), BuildZoom Chief Economist Issi Romem sorted through the 197 cities in the Boston metro area and identified those with the greatest price appreciation.
To provide a picture of the entire price range, Romem broke out the range into seven buckets, and for each one he reported the suburb with the greatest year-over-year home value gains.
The data represent gains from September 2013 to September 2014. Median home values listed are from September 2014.
Rye in Rockingham County
Median home value: $623,700
YOY gain: 12.6%
The bulk of the biggest gainers were in Rockingham County, and this, the highest price point of median home values, saw Rye with a 12.6% gain.
Somerville in Middlesex County
Median home value: $474,400
YOY gain: 11.97%
Somerville is the most densely populated town in New England, and home to the best price gains in this, the second highest price bucket.
Northampton in Rockingham County
Median home value: $424,000
YOY gain: 9.53%
In the third most affordable price bucket, Northampton is one of the northernmost cities in the Knowledge Corridor, and saw the biggest gains in this price range.
Plympton in Plymouth County
Median home value: $339,900
YOY gain: 7.6%
Settled in 1662 as a western parish of Plymouth, Plympton saw strong gains but the most modest of all seven price buckets.
Town of Salisbury in Essex County
Median home value: $316,700
YOY gain: 13.43%
The popular summer resort beach town of Salisbury saw very strong gains over the course of September 2013 to September 2014.
Auburn in Rockingham County
Median home value: $303,200
YOY gain: 15.2%
Site of the first liquid-fueled rocket launch in history, home values lived up to Robert Goddard’s example, skyrocketing 15.2% -- the biggest gain within its price range.
Barrington in Strafford County
Median home value: $247,600
YOY gain: 11.63%
In our most affordable price range, the suburb of Barrington saw the greatest home value gain. No surprise it’s ranked by Smithsonian Magazine as #1 in its list of “The 20 Best Small Towns in America."
