Altos unveils forward-looking valuation model

Altos Research unveiled its newest product at the American Securitization Forum 2011 conference Monday that will give investors forward-looking insight on changes in home prices. The AltosEvaluate forward valuation modeling forecasts changes in a property’s sale price three, six, or 12 months into the future based on the strength or weakness of any local real estate market. According to Altos, the FVM integrates forecasting algorithms with the firm’s real-time, local market conditions data platform, which evaluates market-specific indicators such as demand, supply inventory and the number of days a house spends on the market. The FVM then couples with market home price indices as well as transaction data to predict future home prices. Michael Simonsen, chief executive officer of Altos Research, said the modulation system was developed due to client demand for a way to suitably adjust housing asset valuations for future sales. “Altos clients know that real-time housing data is vital to understanding distinct local market and is rich with leading indicators of future home price changes,” Simonsen said. He added that FVM technology enables investors to learn how much to discount, or increase, an asset’s value in the coming year and “adjust your bid accordingly.” Altos Research is a housing data research firm based in Moutain View, Calif.
