Here are the top 10 housing markets for 2016

They aren't the usual run-of-the-mill cities

With next year right around the corner, realtor.com decided to go a step beyond its usual month-to-month hottest-housing-markets list and figured out where the hottest housing markets for 2016 will be.

Jonathan Smoke, chief economist with realtor.com, determined the 10 up-and-coming metropolitan markets in the country as part of the realtor.com 2016 Housing Forecast.

In order to create the list, Smoke looked at past trends and seasonal variations of housing and economic data for the 100 largest markets in the country and identified the markets whose forecasted growth was equal to or better than the U.S. average.

What’s interesting is that many of the markets that have consistently made the “hot list” because of high demand from buyers and quick sales didn’t make the cut for 2016, because they are predicted to see slower price appreciation and even declining sales, such as San Francisco, Denver and Dallas.

Here are the top 10 real estate markets to watch in 2016:

9. Virginia Beach, Virginia

8. Charlotte, North Carolina

7. Memphis, Tennessee

6. New Orleans, Louisiana
